  • Any value over $400,000 is taxed at 2.0 percent

If the purchase price exceeds $2 million and contains one or two single-family dwellings, the amount above $2 million is taxed at 2.5 percent.

A single-family home includes a residence such as a cottage or cabin designed for the use of one family, even if used seasonally.

Municipal Land Transfer Tax in Toronto

In addition to provincial charges, certain properties located in Toronto are also subject to the Toronto Municipal Land Transfer Tax, which applies separately to real estate purchased within city boundaries.

Non-Resident Speculation Tax

Foreign corporations, taxable trustees, or non-resident individuals who purchase residential property in Ontario must pay a 25 percent Non-Resident Speculation Tax (NRST). This is charged in addition to any land transfer tax amounts due.

Understanding Different Scenarios

If a buyer purchases vacant land and simultaneously signs a building agreement, then the Ontario land transfer tax calculator determines the total payable tax based on the combined value of the land and the construction contract.

Refunds and Advance Payments
